Our building is going for Redevelopment. We are staying as tenants in a pagadi wali building ( a cessed building ). Now, we hear that the builder has got the IOD from the BMC. I have following questions regarding our building as follows : 1. Even though the builder has got IOD, is it upto him to build it or not Or is it compulsory now to build a fresh building for the builder? If yes in how many days or months? 2. If the building is demolished, then what happens to our electricity meter and gas connection? Do we have to close or cancel it or shall we tell them to temporarily withdrawn? Actually, I think the electricity providers, i.e. BEST and gas wala should be told to remove the connection. What’s the usual practice? 3. Who gives the share certificate to the flat owner? And when? Is it the builder or the newly formed society committee after the building is build? The share certificate is given after the agreement with the builder is done Or is it given after the OC is received ? Can you pl. explain?

In a Cessed Building, all tenants' should first do Co-operative Housing Society (CHS) , and then CHS will get Conveyance of the building from the land owner and owner of the building, and then make a Conveyance Deed of the old building and its land, and register it with Sub-Registrar of Assurances Office.
 
Without doing above works, your cessed building has gone for redevelopment with the builder, and even you have received an IOD.
 
Here, you all tenants of cessed building will be cheated by the builder, by giving you less area than what you should get after redevelopment of your building. Normally, 35% more free of charge MOFA carpet area your present cessed building, you should get, few lakh rupees as corpus fund, and rent for your flat, when you vacate your flat, for redevelopment of your cessed building.
 
Builder will disconnect the electricity connection and gas connection of your tenanted flat, when you vacate, before he demolishes the old cessed building.   
 
Since you have not done CHS of your old tenanted cessed building, you will do the CHS, with additional new flats added to your old building by the builder, when it is reconstructed
