Der Raj, For the Redevelopment of a Society's building, a team called PMC (Project Management Consultant) should be employed. This PMC consists of (1) Local Municipality recognised Architect or Structural Engineer. (2) A Chartered Accountant (CA), who will maintain an Escrow Account of the building. (3) An expert person to move around different offices of the Municipality, Architect/Structural Engineer and CA. Escrew Account means, an amount which was given by the flat buyer, it should be kept in that Bank Account, which was jointly maintained by the CA, Architect or Structural Engineer and Managing Committee of the Socity. Amount from this account is withdrawn when it is approved by all these joint account holders. (4) To appoint PMC for your project, that PMC's atlease 3 completed projects should be seen that Occupacy Certificate from local Municipal Corporation is obtained. (5) PMC should have at least two projects under progress. (6) PMC's fees should be decided by the Society, on the construction cost of the completed project of your Society. (7) If there is any adverse structural change in the PMC team, to remove PMC, should be put in MOU of the PMC with the Society.
