Hello, we are a co-operative housing society registered in Mumbai. We have 120+ flats in our society of varying sizes - 420 sq. ft. to 1500 sq.ft. During our society AGM, there was discussion on maintenance charges. Some of the members were of the opinion that looking at the varying sizes, we should levy maintenance on a per square foot basis across which is contrary to the bye-laws which suggest service charges to be levied at per unit basis and other charges such as sinking fund, repair fund and insurance to be levied at per sq. foot basis.  CHS, property-related issues
